Applicants
In reviewing Rental Applications (which must be completed by all household members 18 and older), all of the following areas will be taken into account:
Credit Status – Verified through appropriate credit-screening agencies/bureaus. Credit status must pass satisfactorily under site-specific rental score system.
Residential/Rental History – Checked by the appropriate screening agencies/bureaus. All rental history must be satisfactory.
Employment/Income – Monthly rent is not to exceed 39% of an applicant’s gross monthly income. (Rent ÷ 0.39 = Minimum monthly income) Income must be verified by one or more of the following:
Two current, consecutive pay stubs
Offer letter
Tax returns
An I-20
If the applicant meets the criteria listed here below, that applicant can use proof of assets like bank statements or other means of cash to income-qualify for the apartment.
The applicant must have a monthly income of at least 25% of the normal required monthly income. (Rent ÷ 1.56 = Minimum monthly income with cash assets)
Any applicant using this method of income qualifying must use a US banking institution.
The amount of cash assets available to them must be no less than the annual income that would otherwise be required for the rent. (Rent × 12 ÷ 0.39 = Minimum cash assets required)
Finally, if the applicant meets these criteria and is approved for the lease, they will be required to pay Last Month's Rent on top of any normally required Security Deposit
Criminal Background – All applicants, leaseholders, and occupants age 18 years or older must pass the site-specific criminal background guidelines.
Identification – All applicants must provide a valid Government Issued Photo ID that also provides their date of birth. If the applicant is unable to provide a valid Social Security Number, then the Photo ID that they provide must be a Passport.
Occupancy Standards* – No more than two people per bedroom will be admitted for occupancy. We are subject to city/town and state occupancy limits and sanitary code minimum requirements on square-footage. It is important to note that the maximum number of persons per bedroom is based on any combination of either adults or children, regardless of gender or age.
